New Orleans houses 101: A guide to the city's historic architecture Home Garden

house in new orleans

The villa underwent a stunning interior renovation before making its debut in 2015 as the most expensive house in the New Orleans real estate market with its 6.5 million dollar listing until the Robinson House firmly took its place that same October. The Seebolds had no children, so upon her death, Nettie willed her home and all of its furnishings and grounds to the Guild, stipulating that they be maintained by the group in perpetuity. Due to a lack of immediate funds, the Guild had trouble completing the extensive repairs needed in the 1970s. Today, thanks to much volunteer work and donations, the house is available for tours and as a rental space for events. Wright also happened to construct a Unity Temple in Illinois (now a UNESCO World Heritage Site), but, while Spangenberg’s design certainly takes influence from his mentor’s techniques and design ideals, the two buildings couldn’t look more different. Spangenberg’s temple is entirely void of horizontal right angles, constructed of two interlocking disc-shaped wings with dome roofs and skylights.

Cornstalk Fence Mansion

Although the date and author of the song are unknown, some musicologists have said that it resembled ballads of the 16th century, and could very easily have derived from one of that time. As a popular folk song, the oldest record of “House of the Rising Sun” in reference to a song was 1905, and it was first recorded in 1933 by an Appalachian group. The version by the Animals, however, is by far the most popular, and Dylan is often annoyed when it is assumed that he covered that song from them. For example, double shotguns have been built in New Orleans for well over a hundred years, and therefore can be found in a range of styles representative of various eras.

Three of the property’s ancillary structures—a cistern, a garçonnière (“bachelor’s apartment”), and a horse stable—are still intact over 200 years later. Thomas Dugan operated primarily as a merchant, but he also ran Killona Plantation— one of many plantations along the Mississippi River in St. Charles Parish—along with his father, who lived on nearby Prytania Street. After Dugan’s death, Laura sold the house in 1907, and the property once again bounced between owners. Its appearance has gone through little change over the years, even when milliner sisters Virginia and Sydney Pendergast ran a boarding house there for sixteen years. Finally, it seems the property is enjoying a well-deserved rest period under current owners Amelia and John Koch, who have owned the house since 1993.

Historic Garden District Homes

The wide swath of homes that are considered part of Uptown in New Orleans holds some of the most opulent and unique architecture in the city, and the homes in the Garden District are quintessential examples of both. However, within this 19-block stretch—running St. Charles Avenue to Magazine Street and Jackson Avenue to Toledano Street—more than a few of these hundred-year-old houses have plaques displayed that detail the building’s long lives. Think of it as a living, breathing museum of both architecture and history for you to explore. It's from this catalog (and possibly for another homesick Iowan wife) that the city’s most well-known cornstalk fence was commissioned in 1858 – that of Col. Robert Short for his home at 1448 Fourth St. (you can find more about the villa on our page about Historic Garden District Homes). Most recently, Scott Roger – renowned in the music world for managing and producing for artists like Paul McCartney and Andrea Bocelli – owned what most locals call the “Cornstalk Fence Mansion,” but it has since been sold to a different local family. This Italian-Renaissance-style villa was designed for Colonel Robert Short of Kentucky by, you guessed it, Henry Howard.

Affluent Americans are driving US economy and likely delaying need for Fed rate cuts

The Italianate style was applied to the exterior of shotguns and other houses from about 1860 to 1880, then Eastlake and other "Victorian" styles from 1880 to 1910, and finally the Craftsman style from about 1910 to 1940. This house type is usually found in the Garden District, Uptown, Carrollton and Esplanade Ridge, set well back from the sidewalk and with a full-width front porch. But there are a handful of masonry centerhalls in the French Quarter, Faubourg Marigny and Treme without a setback or front porch. Found most often in neighborhoods such as the Vieux Carre, Treme and Faubourg Marigny, the Creole cottage has a roofline that slopes to the front and to the back, with gables -- the triangle shapes formed by the roof ends -- on the side. A century after the first enslaved Africans landed on the shores of Virginia, enslaved persons arrived to a newly founded French colony, La Nouvelle Orleans, in 1719. By 1830, the population of enslaved persons made up one third of New Orleans’ total population.

Hermann-Grima + Gallier Historic Houses

The rear of the property held a servants’ wing, carriage house, and stable, and the estate grounds are still home to live oaks and magnolia trees. While the base structure of this house is not much different than most others in the area, the fine details are what set it apart as one of the Garden District’s finest Greek Revival-style mansions. All of the interior decorative wood—including staircases, arches, and washstands—was solid mahogany, the cylinder glass was imported from France, and all the mantels were made of the finest, most-fashionable marble. Outside, the first-floor Ionic and second-floor Corinthian columns are placed en antae (bracketed by box columns), their cream tone contrasting the dark, intricate cast-iron galleries and balustrade. All of this is framed beneath a tall, bracketed cornice and surrounded by a delicate cast-iron fence.

Larger interior renovations were made by a few subsequent owners, including prominent Republican lawyer and federal Judge John Minor Wisdom who owned the home between 1947 and 1972. In the world of architecture, New Orleans is best known for its Caribbean shotgun houses, opulent Greek and Italianate-revival manors, and Spanish architecture in the French Quarter (trust us, it makes sense). However, dotted among the local icons are marvels of mid-century modern design made by world-renowned local architects.

Early life and family history

If you dream of the retro, quirky designs of ages past, then you won’t want to miss the buildings listed below. There are many more mid-mod delights scattered throughout the neighborhoods of Lakeview and Gentilly if you’re simply looking for a relaxing drive and a bit of that Lake Pontchartrain breeze. Joining them were the city’s first three Marianite nuns, a separate order but part of the same Congregation of the Holy Cross religious family. They, too, would later go on to found local schools, including Holy Angels Academy in the Bywater and Our Lady of Holy Cross College (now University of Holy Cross) in Algiers. Inspired by the imposing Parisian architecture the Baroness favored, the distinctive rowhouses were intended to serve as both elegant residences and retail establishments.

The Napoleon House offers one of the most unique and elegant settings anywhere for parties and receptions. The property is rated among the highest historically significant locations in New Orleans, and is on the National Register of historic buildings. In 1871, the Marianites took over sole control of the orphanage, a duty they would hold for 61 years. In that time, it would grow to include additional buildings, including a Gothic chapel erected in 1891 to replace a wood chapel near the corner of Chartres and Mazant.

Spangenberg was born and raised in NOLA and, like Ledner, studied under Frank Lloyd Wright – particularly at Wright’s Taliesin, his home, studio, and organic architecture laboratory, in Spring Green, WI. In 1950, Spangenberg acted as Wright’s supervising apprentice at the Fuller residence in Pass Christian, MS, which was the closest Wright-designed residence to New Orleans until its destruction by Hurricane Camille in 1969. Spangenberg’s legacy is visible throughout the New Orleans metro area in both residential and commercial architecture, and he is lauded as one of the key liaisons for bringing Wright-inspired modern architecture to NOLA and combining it with local flair. Doullut put his shipbuilding expertise to the test in 1905 when he decided to construct a new home for his family – a project he took on in his spare time with help from his son and hired hand. Rather than the obvious inspiration of the classic riverboats he piloted every day, Dollout’s original inspiration came from a Japanese pagoda (most notable in the houses’ green-shingled rooves) he saw on display at the World’s Fair in St. Louis the year prior. However, the Doullut family’s maritime roots shone through in the finalized design, which sports a cupola resembling a wheelhouse, metal chimneys like smokestacks, and wrap-around galleries like ship decks.

Along with a garden tea house, Mrs. Strachan also added two greenhouses to the property, where she cared for her famed orchids. Michel Musson, who originally commissioned Gallier for his family home, was a cotton merchant and factor...and Edgar Degas’ maternal uncle. The Mussons left in 1869 and were the last to live in the home with its original design—three first-floor bays topped with balustraded balconies. It was the second owner Charles Morgan Whitney, one of the founders and first bank directors of what is now the Hancock Whitney Corporation, who removed the bays in 1884 and added those gorgeous galleries. The final notable owner was Bryan Bell, described as a civic and church activist and businessman, though these greatly downgrade the numerous accolades and contributions he received and gave in his 90 years.

Bell was not only a decorated World War II veteran— including a French knighthood in the Legion d’Honneur— he also co-founded what is now the National World War II Museum in part due to his own participation on D-Day. This beautiful combination of Italianate and Greek Revival-style architecture is another home that now serves as something more. Behind its intricate iron gate, the pristine Women’s Opera Guild House has long stood as a base for the cultivation of New Orleans’ artistic scene. The original house was built in 1858 for merchant Edward Davis by William Freret (cousin of the previously-mentioned James Freret).

There’s nothing like joyous gospel music to feed your soul and comfort food to feed your hunger. "Best sandwiches and at amazing prices in the French quarter. Theres a ton of history here and the chef came out to tell us about how the building used to be an import market and was owned by the first elected mayor of New Orleans. Try the muffuletta, and enjoy the walk through New Orleans history." By 1932, with medical science contributing to a decline in the city’s orphan population, the Chartres Street property — home over the years to an estimated 9,000 orphans — was shuttered and sold. You can find double shotgun houses in the Greek Revival style dating from the 1830s to 1860s, especially in the Irish Channel and in Esplanade Ridge.

So keep a copy of this guide in your pocket while traveling the streets and see if you can spot examples of the house types and styles that impart such indelible character to our city. Before long, you'll be able to spout descriptions of the streetscape just as easily as you can whistle the opening riff to "Tipitina" or explain how to make a roux. You can get there by taking the Canal Street Ferry (be sure to get the one to Algiers. There is another ferry from Canal Street that goes to Gretna.) It's free and about a 6-minute ride across the river. Spring comes early to New Orleans and by March our gardens are alive and fragrant with azaleas, camellias, sweet olive trees, jasmine, and more. Thomas Jordan, president of the Canal Barge Company, purchased and fully renovated the home in 1941 under the instruction of architect Douglas Freret. Though not in the “official” name of the house, the Jordans owned it longer than anyone, spending nearly 60 years impressing their many guests with their additions of fine antiques and scenic wallpaper.

Shuttered and sold

For the next two decades, the Louisiana Jockey Club kept the building full of elegant parties and esteemed guests, including President Ulysses S. Grant, Grand Duke Alexis of Russia, and Col. George Custer. However, once the club sold the estate in 1899, the estate began its steep decline; the outbuildings were demolished and the property was divided into smaller parcels that house the current surrounding homes. After changing hands numerous times, the house itself was sectioned into apartments and remains as such today. This once proud villa’s almost tragic beauty still makes it a worthwhile stop on your self-guided architecture tour. Part of the Lower Pontalba Building on Jackson Square, this rowhouse represents mid-nineteenth-century life in New Orleans.

Architecturally Significant Homes in New Orleans

The Italianate-style mansion was once even larger than it is now, sporting two additional buildings connected to the main three-story house by a colonnade (a covered walkway lined with columns); one building supposedly housed the kitchen while the other was rumored to have a bowling alley. The original grounds stretched from Esplanade Avenue to the Fair Grounds Racetrack, covering 30 acres with gardens, statues, a lake, a small island, and a stable with enough space for 100 horses. Architectural sketches also show that the building was designed using forced perspective – making the lower floor gradually smaller than the upper – in order to give the home an even more grandiose appearance. With its impressive granite exterior staircase, marble and mahogany-accented 18-room layout, and rooftop belvedere/observation deck, Luling Mansion is like the estate from the board game “Clue” come to life.

The Secret Garden Tour of French Quarter Homes

The Tyler families occupied the home from 1873 to 1911 before it was purchased by the McKendrick family, who lived there for another 28 years. Much like the neighboring Robb Dillon House, the Clark Cottage was purchased by Dr. James Gwatkin, a founder and faculty member of the then-Baptist Bible Institute, where it served partially as lodging for students and their families, but the home’s true purpose for the Institute was as a music hall. If you have a preconceived idea of Southern elegance and privilege, this Reconstruction-era, white-columned confection will most likely exceed that vision. Built in 1872 and designed by architect James Freret, this French Second Empire and Renaissance-style mansion belonged to Bradish Johnson, the son of wealthy sugar planters. The house is said to have cost around $100,000 ($2.2 million in 2021) to build, due to the inclusion of the most luxurious and high-tech elements available at the time, such as a smoking den, library, conservatory, and even an early version of the passenger elevator. “Grandeur” is the key descriptor of Second Empire architecture, with its signature Mansard roof, Corinthian columns, decorative brackets and cornices, entablatures, window hoods, turned balustrades, and pierced ironwork along the rooftop.

Officers Shot Louisiana

Part of what drew the couple’s interest specifically to the New Orleans Opera was Mrs. Seebold’s cousin opera singer cousin Baronne de Wartegg who made her debut at New Orleans’ Grand Opera House. Mrs. Seebold was an active member of the Women’s Guild of the New Orleans Opera from its founding until her death in 1966. Twenty-eight years later, George Hitchings Terriberry, who served as King of Carnival in 1940, purchased the house and, due to his ties to the New Orleans Symphony Orchestra, filled the halls with events and musical recitals until his death in 1948. He left the home to his niece Anne Devall Mays, who owned the home until the 1980s and was followed by a string of subsequent owners who added their own renovations. After years of admiring the home on walks from their Philip Street home with their young sons, the current owners say they couldn’t pass up the opportunity when the house went up for sale in 2013. This mid-mod landmark stands out among the classical designs of its neighboring Uptown homes but is no less truly New Orleanian than its designer Leonard Spangenberg.

“I thought the interior space should be plastic and flowing, light and cheerful in both color and texture,” Spangenberg relayed to the Times-Picayune’s Dixie magazine in 1961. He enrolled at Tulane University to study architecture and enlisted in the Army Air Corps after his first year, when he was stationed in Tucson, AZ. This move was fortuitous, however, as his flight training took him over Frank Lloyd Wright’s Taliesin West in Scottsdale, which he later drove out to explore in his free time. With renewed inspiration, Ledner returned to Tulane after his tour of duty and graduated with an architecture degree in 1948, studying briefly with Wright before founding his own firm the following year.

Shirley Bakunas and Franklin H. Sinclair, after purchasing the home in 2000, took up another campaign of renovations the following year. When it was last on the market in 2015, all 10,516 square feet, seven bedrooms, and six-and-a-half baths were listed at $7.9 million. Until 2010, this grand home belonged to New Orleans’ resident queen of supernatural literature Anne Rice and served as the setting for her 1990 novel The Witching Hour. Visitors to the Rice home said the family both preserved the elegant character and details of the historic structure while also adding their own sense of style—including an extensive collection of antique European dolls displayed in the formal parlor.

In 1954, Dr. Claude C. Craighead and his wife Edith made the home a single-family residence once again and spent another 38 years living there. The most recent renovations and restorations were done between 2008 and 2018 by the Thompson family after they purchased the house in 2007. While the cemetery requires a tour guide to enter and Commander’s, usually, requires a reservation, be sure to take a peek at these two iconic New Orleans landmarks.

Aside from the many residential buildings in his native New Orleans, Ledner’s largest projects are a series of union offices and union halls for the National Maritime Union located in the Chelsea district of NYC. Robert Wood opened his original foundry in Philadelphia in 1839, and, by 1857, he combined his forces with Elliston Perot to form Wood & Perot Ornamental Iron Works. The company continued producing many famous ornamental cast-iron elements for fences, balconies, and even graves in New Orleans until its bankruptcy in 1878. Though corn isn’t a common crop in Louisiana, the city has three intact and well-maintained versions of this rare design in different locations around the city. The pattern features repeating cornstalks wreathed in morning glories that wrap around tree-trunk fenceposts, each with a pumpkin at its base.

Its role as a place of mercy, however, continued, with the Olivier property serving in the early 1930s as a homeless shelter run through the federal government’s Depression-era Emergency Relief Administration, a predecessor to the Works Progress Administration. An open, ballroom-sized attic served as a Crescent City crow’s nest, with its dormer windows — facing outward in each direction — offering views stretching for miles. It would also be the beacon that called two notable Catholic religious orders to the city — the Brothers of Holy Cross and the Marianite Sisters of Holy Cross — and, after its demolition, as a rallying cry for appalled preservationists that still echoes today.

This artistic movement—reflected in the literature of Edgar Allen Poe and landscape design of Andrew Jackson Downing—began in 1740s England, apropos for the original owner London-born insurance agent Charles Briggs. The original home and carriage house and its later addition in 1880 showcase the lancet windows, pointed arches, and cross gables are prime reflections of the Gothic stone behemoth cathedrals of Europe. The owners who made 1407 First St. the marvel it is today were lumberman John H. Hinton and his wife Emmet who bought the home as a winter getaway from their home in, coincidentally, McComb, Mississippi (no relation between the two McCombs). And yet, after all of these alterations, the Hintons sold the house to Emmet’s brother in 1910, and it once again fell into life as a rental property. Upon entering through the driveway, the single-story wing of the home begins with an office space and a rosewood paneled hallway containing the doors to three first-floor bedrooms and ending in a sitting room with access to the backyard and pool. On the opposite end of the house from the garage is the juncture of the single-story wing and the two-story glass wing, which is outfitted with lighting fixtures custom designed by Ledner.

Interestingly, Payne was anti-secession, but he still fought for the Confederacy in the war along with his stepson, who was wounded in the Battle of Shiloh before dying in 1862. Everything changed for Robinson two years later when, at only 31 years old, his wife Emily died. Facing financial hardship and his own illness, Robinson traded houses with his old friend and business partner David McCan, who lived only a block over on Fourth Street. Robinson passed away in his new home in 1875, and the McCan family lived in the home until Mr. and Mrs. McCan died in the 1890s. From the next decade, the property was a boarding house until insurance company owner Peter Pescud and his socialite wife Margaret Maginnis purchased the house in 1905.

These designs put a unique spin on the classical designs seen throughout NOLA’s older neighborhoods. Whether they take inspiration from landscape, culture, or lifestyle or if they simply come attached with an interesting bit of lore, these homes are one-of-a-kind pieces often tucked away in unlikely places. The festival, which spans two weekends, opened Thursday with dozens of acts playing daily on 14 stages spread throughout the historic Fair Grounds race course.

Bob Saget Dead: 'Full House' Star and 'AFV' Host Was 65

full house news

Immediately following news of his death, his co-stars paid tribute to the TV icon. "My whole heart. Bob was my absolute everything. I am so completely shattered and in disbelief," Rizzo said in a statement Monday. In 1987, Saget was cast as patriarch Danny Tanner on ABC’s “Full House,” in which he played the father of D.J.

Saget's character in "Full House" was also significant at the time as he played a single dad with all the complexity and that character brought, CNN's Senior Media Correspondent Brian Stelter explained. Fans gathered outside the famous town home in San Francisco where "Full House" was filmed, leaving flowers and signs of affection for actor Bog Saget who died on Sunday. Saget played the family patriarch on the series, which ran for eight seasons beginning in 1987. According to the report, Saget was due to check out of his room Sunday and his family had been unable to reach him. “The room itself was orderly with items owned by Mr. Saget on the nightstand, television stand, closet and bathroom,” Gonzalez said in the report. "I don’t know how to describe it. It could be my father, it could be my grandmother, it could be my grandfather. I just feel there’s a higher power looking out for all of us or carrying us through the tough times," she said.

Tributes pour in for Bob Saget from friends

As she raised her own children, and most of the original cast members, excluding the Olsens, appeared on the show. In April 2020, Saget launched the podcast Bob Saget’s Here for You, which reached 128 episodes, the most recent just released Monday, with guest B.J. Previous guests included Tiffany Haddish, Jason Sudeikis, Whoopi Goldberg, Norman Lear, Bill Burr and John Mayer. He had three stand-up specials to his name, including 2007’s That Ain’t Right, 2013’s That’s What I’m Talking About and 2017’s Zero to Sixty.

Fellow comedian and podcaster Marc Maron added, "Oh no. RIP Bob Saget. Truly one of the nicest guys and so funny. Very sad." Another co-star Dave Coulier also marked his former co-star's death on social media, posting a photo of the two holding hands and writing, "I'll never let go, brother. Love you." The twins, who as youngsters shared the role of Michelle Tanner on the hit sitcom "Full House," mourned the loss of Bob Saget, who died suddenly Sunday at the age of 65. As for the cast's upcoming reunion, the Full House stars won't be the only one bringing the nostalgia, as other fan favorite cast ensembles are set to join, including Sabrina the Teenage Witch, Family Matters, Boy Meets World, Hocus Pocus and more. He directed the 1998 film “Dirty Work,” starring Norm Macdonald and Artie Lang.

"I am in complete and utter shock. I will never ever have another friend like him. I love you so much Bobby." Comedian George Wallace, who was a longtime friend of Bob Saget, said he wished everyone had a friend like Bob Saget. After consulting their legal team, hotel management after were the ones who informed the actor’s wife, Kelly Rizzo, over the phone of his death. He had featured spots in Glee, Scream Queens, Grandfathered and You, and starred on Big Shot from 2021 to 2022. The actor also authored his first memoir, If You Would Have Told Me, which will be released in October 2023. The actress has stayed busy in made-for-TV holiday movies, too, and serves as chief creative officer for the Great American Family network. In 2022, she received backlash on comments she made about the network's depiction of "traditional marriage," and responded by saying "it breaks my heart that anyone would ever think I intentionally would want to offend and hurt anyone." "We're so close, that whenever and wherever we get together it's like a family reunion," Dave exclusively tells E! "This may sound kind of sappy, but we really do love each other. We've been through everything together—births, deaths, marriages, divorces, our shows being picked up and cancelled. We're a real family on and off camera."

“Thirty-five years ago, we came together as a TV family, but we became a real family. And now we grieve as a family,” read the statement, which was signed by John Stamos, Dave Coulier, Candace Cameron-Bure, Jodie Sweetin, Lori Loughlin, Andrea Barber, Scott Weinger, creator Jeff Franklin, and Ashley and Mary-Kate Olsen. Bob Saget is being remembered by his TV family following his untimely passing. Doing another show without Bob Saget, who died in January from head trauma after accidentally hitting the back of his head, would be a challenge for the cast, but they believe he’d give them his blessing.

She hit the ballroom on season 22 of Dancing with the Stars, and in January 2016, the mother of two girls got engaged to boyfriend Justin Hodak, though they split in March 2017. In 2019, she launched a parenting podcast titled Never Thought I'd Say This with best friend and life coach Celia Behar. And as Dave himself puts it, this reunion will be one for the books since the cast are more than just co-stars—after all these years, they're practically family.

Saget, at age 65, was found unresponsive on Sunday in a hotel room in Orlando, Florida, and pronounced dead on the scene, the Sheriff’s Department confirmed to The Hollywood Reporter. Detectives have found no signs of foul play or drug use in this case, and the Orange County Medical Examiner will determine the cause of death. "Bob Saget was as lovely a human as he was funny," Lear wrote on Twitter. The chief medical examiner for Orange and Osceola counties said Monday that a preliminary autopsy performed on the comedian and actor showed "no evidence of drug use or foul play." And while the Olsens have left acting and now helm a fashion empire, they remained close to Saget, whom they met when they started on "Full House" as infants. The Orange County Medical Examiner’s Office performed an autopsy Monday morning on Bob Saget, according to the statement. "My family wasn’t one to hold grudges. I didn’t grow up in a household where if you made a mistake, you weren’t forgiven," she continued. "No one is perfect, we all make mistakes. So I was always told to let stuff go. And I think for your own health, you have to let things go because you can’t hang on to negativity. Life’s too short." "Every day, we’re met with different obstacles. But, for me, it’s like that song says, ‘I get knocked down, but I get up again,’" she said in the outlet’s cover story.

Saget performed at the Ponte Vedra Concert Hall in Palm Valley, Florida, Saturday night, and even tweeted out a message of appreciation toward his fans. Stamos on Monday posted a statement on behalf of the entire Full House cast. Coulier’s Joey was the childhood best friend of Saget’s Danny Tanner who moves in with him shortly after the latter’s wife passes to help raise Tanner’s three young daughters. Joey worked as a stand-up comic whose acts frequently featured vocal imitations of cartoon characters. In the wake of Saget's sudden and shocking death, tributes have poured in on social media from his former "Full House" castmates and other throughout Hollywood. Bob Saget's "Full House" co-stars joined together Monday to pay tribute to the late comedian.

As the widowed father Danny Tanner on "Full House" he portrayed a radio personality with three daughters whose wife and high school sweetheart had died in a car collision with a drunken driver. Saget's official bio describes his television successes "Full House," which ran from 1987 to 1995, and "America's Funniest Home Videos," which hired him as its original host in 1989, as "two of the most family-friendly shows network TV has ever produced." Dave Coulier, who played Joey Gladstone, first said on Twitter, "My heart is broken. I love you, Bob. Your forever brother, Dave." He later added on Instagram, "I'll never let go, brother. Love you." In 1989, Saget debuted as the first host of America’s Funniest Home Videos, a role he held until 1997. On the show, he was known for his clean “dad jokes,” again very much at odds with his stand-up material.

If I had an outdoor filtration system, I would build a simple shade enclosure to keep direct sun off the system. I don’t think you’ll find a consumer-level filtration system coupled with an “It is OK outside” statement from the manufacturer. Industrial-grade filtration system use expensive IP-rated enclosures for the electronics. This guarantees how much water and dust protection the enclosure provides the electronics. This is just too expensive for the average consumer to pay for when nearly all home systems are installed in-doors.

What Does Flow Rate Mean?

We comb through all the products on the list and throw out those that are better suited for a different use. This sounds great, but consider that there is only a two-year limited warranty on this system, and no money-back guarantee. Personally, I felt the build quality to be a bit “less than,” and while I didn’t have access to it for long enough to see how long it would really last, I have lots of questions and concerns. I like that other companies put logical combos together for you rather than making the customer do the work. If you’re an expert yourself, however, this could be a great way to customize your system. The WSSS1’s fourth benefit is that you can get it with a salt-free conditioner instead of a salt-based system.

A professional water testing company can help assess the quality of your water and provide detailed results regarding what type of impurities may need treatment with a combination filter/softener system. With its maintenance-free design, you can enjoy clean and soft water without any hassle of special setups or complicated configurations.

All filters are designed to do something specific, and while manufacturers often like to position their products as being able to “do it all,” this is often not the case. The Crystal Quest SMART whole-house filtration system is effective against many harmful contaminants, but the cost is enormous. You will likely come across this product in your search, so I wanted to elaborate. If you’d like more information, you can read my full review of the SpringWell WSSS1. There I do a deep dive into how the filter media works, break open the electronic controller head, and do some more detailed calculations on the total cost of ownership.

Or check out our best portable option, On The Go Double Standard Water Softener, which works in a variety of places like RVs, boats, buses, and more. This model only takes about 30 minutes to an hour to install, which is much less time than other water softeners on the market. At 14.4 x 22.4 x 47.6 inches, it's likely small enough to fit in your laundry room or water closet so it's not an eyesore. We discovered that water softener capacity is usually indicated by how many particles the system can filter before needing a regeneration cycle. An average-sized water softener for three to four-person households is usually in the range of 32,000 to 40,000 grains. The bigger the grain capacity, the fewer number of times a softener has to regenerate (which saves water).

So, if you want a product that won’t end up in a landfill any time soon and is backed by an industry-leading warranty, you should get the SpringWell WSSS1. This is a refreshing change of pace in today’s world, where most products are intentionally designed to break after just a few years. This means that if you own a private well, you should read the next section of this review, which discusses the best filter combo for wells.

Keep in mind that buying a filter with a bigger capacity doesn’t necessarily mean that you’ll spend less money on replacing the filter. We don’t rule out filters that don’t have an NSF certification because official certifications are notoriously expensive, and some manufacturers simply can’t afford them at the moment. If a filter isn’t certified, check that it’s at least tested to NSF Standards by a trusted laboratory, and its test data is available online.

As one of our top-tested water filters, Brita's Longlast+ filter removed more than 30 contaminants such as chlorine, heavy metals, carcinogens, endocrine disruptors and more. Compared to its predecessor, it lasts six months rather than two, and it doesn’t leave black carbon specks in the water. This water softener has a 36,400-grain capacity and filters water with a hardness up to 90 GPG.

If you’re concerned about lead, you can replace one of the CTO filters with an ion-exchange lead reduction filter. Flow rate – The maximum water flow is 12 GPM, which should be more than plenty for a 3-bathroom house and will ensure you don’t experience any drop in pressure. Filter lifespan & capacity – It has a long filter capacity of 600,000 to 1,000,000 gallons or approximately 5 years before needing filter replacement. Overall, it’s a decent whole-home filtration system for someone looking for a lower-cost option to remove chlorine and chloramines. Filter lifespan & capacity – The media in the WS1 should last for 20+ years of filter life, which translates to a roughly 2,000,000 gallon capacity even though SpringWell doesn’t publish that specification.

Ultrafiltration is a filtration process that uses a high pressure to force water through a membrane. Reverse osmosis filters can be installed for under-sink, countertop, and whole-house use. A big advantage of KDF technology is that the process itself has been certified by NSF International to Standard 61. Having a certification from an accredited testing body in the United States means that KDF can be trusted as a safe, legitimate water treatment solution in your home.

The GE Whole House Water Filtration System is the most affordable pick on our list while still effectively filtering sediment, scale, dirt, and rust from your water. It also is effective in eliminating chlorine, which is often used when treating city water. Whether you’re worried about the quality of your water source or you’re using one as a precaution, installing a whole house water filter helps make consuming water worry-free. Ricardo, The water softener uses salt to recharge the resin but it is only exchanging sodium, not full sodium chloride (salt). This means that the softened water will contain some sodium but not enough to affect grass, shrubs, and vegetables. For specialty plants, like orchids, you would want to mist them with reverse osmosis or distilled water since they are sensitive to minerals and salts of any kind.

SpringWell also has the distinction of having Bluetooth connectivity, making it easy to operate from your phone. If you’re looking to get rid of a chlorine smell and taste to your water, then this G.E. You’ll get a good maximum flow rate of 12 GPM, which is adequate for an average household.
